Why the change from an Elim Village Life Lease to an Independent Plus Residency Agreement?
An alternative lease structure was created by Elim to allow greater flexibility and seamless movement within Elim Village from one residence to another.
What is the difference between a conventional Elim Life Lease and an Independent Plus Residency Agreement?
The Independent Plus Residency Agreement form itself is similar to the Life Lease Elim uses for independent living units except that it is a month to month lease term rather than having a fixed term of up to 29 years.
What is the term of the Independent Plus Residency Agreement?
The term of the Lease is month to month meaning that rent is payable each and every month rather than by way of a one time capital payment.
How does an Independent Plus Residency Agreement work?
Residents must apply to Elim to rent a unit and execute a standard form Offer to Lease. Elim’s professional qualified care team then assesses an applicant to determine whether they qualify as “Independent Plus”. There are specific criteria that must be met in order for an occupant to be eligible for occupancy as “Independent Plus”. If they so qualify they will execute the Independent Plus Residency Agreement. The Agreement requires the resident to pay monthly for rent, maintenance payments and basic support services. There is also the option to pay for additional support services on a monthly basis.
Who holds title to the land?
Elim Housing Society, a non-profit British Columbia society, holds title to the buildings and underlying land.
Do I have to become a member of Elim Housing Society to live at the Emerald?
No.
